About DwellSage

DwellSage is a small, independent property-data desk for Portugal. We put official numbers next to each other so you can judge a market before you talk to an agent or a bank.

Where the numbers come from

• Area €/m², bank valuations and rents: Instituto Nacional de Estatística (INE), with the period shown on every figure.
• IMT and stamp duty: the published Autoridade Tributária tables for 2026.
• Mortgage limits: Banco de Portugal macroprudential rules (LTV, DSTI, maximum term).

What we do not do

• No automated valuation of individual homes.
• No paid or sponsored listings, and we do not sell your contact details as leads.
• We do not show listings until a real listing feed is connected.
