DwellSage is a property-intelligence site for Portugal. We are not an estate agency, credit intermediary, or immigration adviser. This policy explains what we collect when you browse, save listings, compare homes, or write to the desk.

1. Controller

No registered company, VAT number, or street address is published for DwellSage in this product. The site is an editorial property-intelligence journal on the webs.cool stack. Privacy and desk requests go to dwellsage@webs.cool. DwellSage is not a licensed Portuguese real estate intermediary (mediador imobiliário), credit intermediary, or immigration adviser. Do not treat this page as a company extract. Partner listing links currently resolve through a fixture Idealista adapter; there is no live inventory feed.

2. What we collect

  • Account data if you create one: name, email, hashed password (Better Auth).
  • Saved listing IDs synced to your account after sign-in; guests keep IDs in a first-party cookie on this device.
  • Compare selections stored locally in the browser (maximum four homes). They are not sent to the server until you open /compare with ids in the URL.
  • Optional desk messages: email, location interest, budget band, and free-text notes.
  • Technical logs needed to run the site: IP hash on affiliate click-throughs, session cookies, language and colour-mode preferences.

3. What we do not collect

  • Payment cards or KYC documents — there is no checkout, booking, or deposit.
  • Precise GPS. Map views use listing coordinates we already publish.
  • Marketing pixels unless you accept analytics cookies.
  • Passport scans, NIF copies, or employment contracts.

4. Legal bases (GDPR)

Essential cookies and account records: performance of a contract and legitimate interest in running the product. Desk messages: consent and our interest in answering you. Analytics cookies: consent only. You may withdraw cookie consent from the cookie panel at any time.

5. Recipients

  • Hosting and database on the shared stack (PostgreSQL, Redis, Caddy, SeaweedFS). Isolation is per-app, not a separate vendor cloud for this site.
  • Map tiles: CARTO / OpenStreetMap when you open a map.
  • Partner destinations (listing portals, insurance, legal, survey) only after you click through. Their privacy notices then apply.
  • We do not sell personal data.

6. Retention

Guest saved IDs remain until you clear cookies or sign in (then they merge into the account). Accounts stay until you ask us to delete them. Desk leads are kept to handle the request, then archived or erased on request. Affiliate click hashes are operational logs, not marketing profiles.

7. International transfers

The site is served from the EU stack used by webs.cool. Fonts may load from Google Fonts. Map tiles may be requested from CARTO infrastructure. If a partner page sits outside the EEA, that transfer is initiated by your click, not by a background sync from DwellSage.

8. Your rights

You may access, correct, export, or delete personal data we hold, object to legitimate-interest processing, and withdraw cookie consent. Write to dwellsage@webs.cool. You may lodge a complaint with the Portuguese CNPD (www.cnpd.pt) or your local EU supervisory authority.

9. Children

The product is intended for adults considering a Portuguese property purchase. We do not knowingly collect data from children.
