Terms of Use

These terms govern use of the DwellSage website. If you disagree, do not use the site. Market figures and yields are estimates — not an offer to sell, a valuation, or legal advice.

1. The product

DwellSage helps you inspect Portuguese residential listings with asking prices, official INE area €/m² medians, and simple yield scenarios. DwellSage has no property valuation model and shows no fair-value range. Partner buttons open a third-party listing page. We do not take deposits, hold keys, book viewings, or act as mediador imobiliário.

2. Estimates and labels

  • DwellSage does not host property listings. Area €/m² medians and rents come from Statistics Portugal (INE) and show their indicator and period.
  • Gross yield is not cash flow. Subtract vacancy, IMI, condominium, and management before you treat a number as income.
  • Purchase-tax lines (IMT, Imposto do Selo) follow the Autoridade Tributária's published 2026 tables (Continente, Açores and Madeira) and the Código do IMT and assume the asking price is the tax base; they are not a tax assessment.
  • A visa does not come with the keys. We never claim a listing qualifies you for residency, D7, D8, or any Golden Visa remnant.
  • Alojamento Local is not assumed. Holiday-let licences are a condominium and municipal fact we cannot see from an asking price.

3. Accounts and saved homes

Search, compare, and the investment tool work without an account. Sign-in exists to sync saved listings across devices. You must not share credentials, scrape the API beyond ordinary browsing, or present our figures as an official appraisal.

4. Partners

DwellSage may earn a referral fee if you choose a partner (listing portal, insurance, legal, survey). That does not change estimates or listing prices. Partner terms apply once you leave this site.

5. Acceptable use

  • Do not misrepresent DwellSage figures as an official appraisal or bank valuation.
  • Do not use automated harvesting that degrades the service.
  • Do not submit false contact details to the desk.
  • Do not attempt to access other users’ saved lists or accounts.

6. Intellectual property

Site copy, chrome, and panels are ours or licensed; INE statistics are reused under CC BY 4.0. Listing photographs and portal descriptions remain with their publishers. Do not republish our dossiers as your own research product.

7. Liability

Content is provided as-is. Markets move, listings expire, and partner pages change. We are not liable for purchase, financing, or immigration decisions you take on the basis of example data or estimates. Portuguese law applies; courts of Lisbon have jurisdiction where permitted.

8. Changes

We may update these terms. The date at the top of this legal centre is the effective date. Continued use after a change is acceptance of the revised terms.
