Cascais

Cascais trades as a lifestyle and second-home market. Price cuts exist, but modelled yield rarely matches Porto or eastern Algarve.

How the area gross yield is calculated, and its limits

12 × median rent of new leases (INE 0014696) ÷ median sale price (INE 0012236, all buyers), both per m² and both for the same 12 months. Derived by DwellSage from INE data; not an INE statistic and not the yield of any listing. Rent: 0014696, 2026-Q1; sale: 0012236, 2026-Q1.

  • Ratio of two medians from different homes: the dwellings let are not the dwellings sold, so this is not a median of individual yields.
  • Gross: before IMI, condominium, vacancy, maintenance, management, income tax and purchase taxes.
  • Rents are new contracts only (permanent housing, 20–600 m², €100–€4,000 a month); short-term and holiday lets are excluded.
  • Rent and sale areas are measured on different bases, so treat the ratio as indicative.
  • Few contracts make the rent median volatile; check the number of leases shown.
  • INE revised the rent series in 2026; do not compare with yields built on the earlier rent series.

A €30k reduction on a €640k asking price is still a Cascais premium, not a Tavira discount.

How to read this

Area €/m² comes from INE: the median bank valuation (before a sale) and the median sale price (after a sale) are separate measures with different periods. Neither is an asking price.

Rents and yield

INE publishes median new-lease rents per m². A gross yield is annual rent divided by price; take off IMI, condominium fees, vacancy and AL licensing rules before you compare it with a deposit.

Before you buy

Ask for the caderneta predial, the certidão permanente and the energy certificate, and have a lawyer check for debts or unlicensed works before you sign a CPCV.
